Rizzani de Eccher and Sacaim, one of Rizzani de Eccher’s subsidiaries, were involved in the design and construction project for the restoration and functional recovery of Fondaco dei Tedeschi. The former courthouse of German tradespeople, Fondaco dei Tedeschi is one of the oldest (dating back to 1228) and most impressive Venetian palaces, located in the heart of the city, overlooking Ponte Rialto.

The plan for re-qualification and restoration was designed by Rem Koolhaas.

Description

Rehabilitation and conversion of the historical Post Office of Rotterdam, based on the project by ODA Architects of New York.
The scope of works includes the conversion of the monument building, underneath a residential tower under construction, into a 5-star 224-key luxury hotel operated by the leading brand Kimpton (Hilton), a retail gallery with conference facilities on levels 1 to 5, restaurants and cafes located around a publicly accessible 22,5 m-high great hall on the ground floor.

Shared underground utilities are envisaged for both the tower and the monument, like (emergency) power, sprinkler, drinking water, heating and cooling from ATES and the city heating. In addition, a bicycle storage and garage for the residential tower will be built in the basement.

Description

Conservative restoration of the monumental 12-century palace of the Procuratie Vecchie, located in the very heart of Venice, in Piazza San Marco.
The intervention repairs, reunifies and adapts the sixteenth-century structure and its complex successive modifications while integrating them with a series of new interventions to create a more coherent whole. The affected an area of 11.250 sqm, and involved the static consolidation of the existing structures. On the ground floor containment tanks were designed to protect the building against high tides and purification tanks were built. The technological systems in all the areas of the palace have been completely renovated, while the conservative restoration of the ornamental structures of considerable value was also carried out.

Description

Palazzo Giustinian was built in the mid 15th century and it stands out for its unusual structure made of two twin buildings, one of which is seat of the University of Venice. In spite of its architectural composition, it is considered as a unitary building.

Sacaim completed its restoration and refurbishment employing the best techniques and engineering methods to make the structure functional to the work spaces’ requirements and management of visitors.

Palazzo Ca’ Loredan and Palazzo Ca’ Farsetti maintained their Venetian-Byzantine structure and style throughout the centuries since their erection in the XIII century and today the palaces share seat of the Town Hall of the city.

Sacaim completed their restoration works using state-of-the-art engineering methods to preserve the historical and intrinsic features and bring the structures to their original splendor.

Description

Palazzo Grassi was built in 1772 and is now famous because it was considered the last patrician palace on the Grand Canal before the collapse of the Serenissima Republic of Venice. It now contains one of the most extensive and impressive collections in the world of modern and contemporary art.

Its restoration and refurbishment works were completed by Sacaim through the employment of cutting-edge techniques and materials that brought the imposing structure to its original grandeur, as the true Grassi family’s status-symbol.

As part of the extensive restoration: excavation works, masonry restoration, creation of resin floors, Venetian terraces, marbles, intumescent plasters, restoration of the roof, restoration of windows, renovation of the mechanical, electrical and special systems, restoration of stone and plaster products, construction of elevator systems, basement technical rooms, new external and internal doors and windows, steel and glass structures.

Description

The Basilica was built in Gothic style in the mid-16th century, as the seat of government and also housed some shops on the ground floor. The hall has an area of 1,144 square meters and a height of 24 m.

The interventions carried out concern the restoration of the large ship’s hull roofing structure, the restoration and rehabilitation of the facing walls of the hall and the Palladian loggias, the restoration and integration of the trachyte block flooring, the construction of the Venetian terrace of the large hall on the first floor, the construction of the new structure of the Corte dei Bissari for the placement of the new central systems.

Built in 1856, the Gabrielli Hotel stands out for its unique location a short distance from Piazza San Marco, with breathtaking views of the island San Giorgio Maggiore and the basin of San Marco.

Sacaim led the redevelopment of this historic complex, which has always been dedicated to hospitality.

The hotel was transformed into a refined five-star establishment through meticulous restoration and spatial redefinition, prioritizing quality over quantity. The redesign of spaces and functions was carried out with a deep respect for the history and identity of the place.

The project combined structural consolidation with the restoration of historic façades and roofs, the introduction of high-end finishes, and a reinterpretation of the common areas using traditional materials and architectural solutions in harmony with the context. A new glass and steel roof enhances the central courtyard, while the terraces overlooking the San Marco Basin have been connected to create a continuous scenic experience. The historic garden was also carefully and respectfully restored.

Thanks to Sacaim’s extensive experience in the restoration and enhancement of historic heritage, this project is set to become a true landmark in the luxury hospitality sector in Venice.

Palazzo Ca’ Pesaro was built during the second half of the XVII century and is now seat of the Galleria Nazionale d’Arte Moderna.

The consolidation and restoration works on the beautiful palace employed advanced engineering techniques to preserve the architectonical features of the structure, using the best materials to enhance the detailed façade and interior walls and give new light to the historical building.

Description

Palazzo Priuli Manfrin is a Baroque-styled palace erected in 1520, once owned by the Priuli family and in later times sold to Count Manfrin of Zara. Today the building is a cultural and exhibition center and is seat of Kapoor Foundation.

Sacaim has completed restoration and refurbishment works on the overall structure employing the best techniques and materials to preserve the historical and architectonical features of the palace, meeting the requirements to make it the new seat of Kapoor Foundation.

Description

The Palazzo Genovese is a Gothic Revival-style palace located a few meters west of the Church of the Salute along the Grand Canal. Sacaim has completed full renovation works.

The palace was commissioned in 1892 as a residence by the Genovese family and designed by the architect Edoardo Trigomi Mattei in a style faithful to the Venetian Gothic. The palace has been converted into a luxury hotel. Archeologic work found evidence of 7th and 9th century buildings.
